GENERAL TERMS AND CONDITIONS:
Contractual relationship & agreement with the general conditions
Eco Fincas La Palma, S.L. acts exclusively as an intermediary of individual tourist services and is not a tour operator or travel agency. In the case of a booking, the rental contract in question is exclusively between the tenant and the respective owner of the vacation property. With the conclusion of the booking order, the tenant confirms that he has read the following terms and conditions in full and thus also accepted them.
Liability:
The information on this website has been checked by Eco Fincas La Palma, S.L and is updated regularly. However, a guarantee for the completeness, accuracy and timeliness can not be accepted.
Eco Fincas La Palma, S.L. is not liable for the provision of services by the landlord. Liability can only be assumed for the proper procurement of the service and for the proper transmission of the information of the landlord to the tenant.
If it should come by higher force, as for example strike, earthquake, war, country-usual power and water failures and/or thunderstorms to an influence of the vacation object, cannot be liable for it.
Eco Fincas La Palma S.L. is also not liable for disruptions in connection with services that are merely mediated as third-party services (e.g. excursions, rental cars, etc.).
Booking:
A booking can be made in writing, verbally or by telephone. Only after written confirmation, which is made in the name and on behalf of the respective landlord by Eco Fincas La Palma S.L., the booking is binding.
Payment:
For the payment of the booked services, the individual conditions of the landlords apply. These conditions are listed in the information about the individual vacation properties or the reservation confirmation.
The reservation confirmation will be sent by email. Within 7 days a deposit (non-refundable) of 15% up to 25% is due.
Only after receipt of the deposit the reservation becomes valid.
The remaining amount must be transferred to the respective landlord 4, for some properties 8 weeks before the arrival date in advance. For some accommodations the balance is paid in cash upon arrival.
If the period is 4 weeks or less when the contract is signed, the total amount is due immediately.
Security Deposit:
For some rentals, a deposit is paid in cash upon arrival or transferred in advance to the owner, which is either refunded immediately upon check-out or returned by bank transfer 1 week after check-out. The deposit will be used to settle any damages (damage, loss, heavy soiling) that may occur in the vacation accommodation.
For the exact conditions of the respective landlords, please refer to the reservation confirmation.
Withdrawal/cancellation conditions:
The withdrawal from the contract by the tenant must be in writing. The date to be considered is the date of receipt of the notice.
The cancellation conditions are as follows:
- Cancellation from the date of the contract until 90 days before the beginning of the rental period: 20% of the rental price.
- Cancellation from 89 to 60 days before the beginning of the rental period: 40 % of the rental price
- Cancellation from 59 to 30 days before the beginning of the rental period: 60 % of the rental price
- Cancellation from 29 to 8 days before the beginning of the rental period: 80 % of the rental price
- Cancellation from 7 days to the day of arrival or no-show: 100 % of the rental price
- In case of no-show 100 % of the rental price
- In case of early departure there is no right of refund.
We generally recommend the conclusion of a travel cancellation insurance.
Arrival/Departure:
For the arrival and departure, the individual regulations of the landlords apply, generally applies to the arrival from 3 pm and departure until 10 am. The vacation properties must be left broom-clean on the day of departure, the dishes washed and the garbage disposed of.
Occupancy:
The number of persons stated in the booking confirmation applies to the occupancy. Overcrowding is generally not allowed and entitles the landlord to prohibit this or to charge an additional fee for the period of overcrowding.
Complaints:
If the tenant has something to complain about his vacation property, he must immediately contact Eco Fincas La Palma, S.L so that the defects can be corrected. Complaints received after departure will not be accepted and will not entitle the tenant to a reduction of the booking price. In case of technical problems, we will try to solve them as soon as possible. On weekends or holidays there may be delays if craftsmen have to be commissioned and/or spare parts have to be ordered.
The tenant is obligated to do everything reasonable in the event of any service disruptions to contribute to the elimination of the disruption and to keep any resulting damage as low as possible.
Damages:
The tenant has to treat the vacation property together with inventory with care. He is obliged to report all occurring damages to the landlord or Eco Fincas La Palma, S.L. immediately. The tenant is personally liable for any damage caused by him.
Pets:
Dogs and cats are not allowed in all vacation properties. Therefore, pets must be registered at the time of reservation. The tenant is liable for all damages caused by his pet.
Ineffective provisions, severability clause:
The invalidity of individual provisions of the GTC does not result in the invalidity of the entire GTC.
